What It Means for Sellers

Homes are selling faster than they were a year ago in all five cities, and most are selling within about 1% of their asking price. Buyers are active, but they are paying close attention to value. Homes that are priced right and show well are moving quickly, while overpriced homes tend to sit. In Yorba Linda and Tustin, where median prices dipped slightly, a smart pricing strategy matters even more.

What It Means for Buyers

Prices are up year over year in Orange, Anaheim Hills, and Fullerton, so well-priced homes there can still draw competition. In Yorba Linda and Tustin, prices are a little softer than last year, which can create more room to negotiate on the right home.
